Oxford Road is a retrofit of a disused bank on one of Manchester’s most recognisable streets, converted into 20 student apartments with active retail on the ground floor. The project is a case study in what structural reuse can achieve: less demolition, less carbon and a building that earns its place in the city rather than simply replacing what was there.
Sitting on the corner of Oxford Road and Grosvenor Street, the site is at the heart of Manchester’s academic quarter, a stretch of the city that sees heavy footfall but has accumulated its share of underused and neglected buildings. The existing structure was a concrete-framed bank, vacant and deteriorating. Rather than clear the site and start again, the decision was made to adapt the frame which was the most structurally honest and carbon-conscious route.
Working with Define Architects, our structural strategy centred on retaining the original concrete superstructure and extending it to complete the street edge, filling a gap that had long interrupted the urban grain. The new façade layers GRC panels, aluminium windows and perforated cladding to give the building depth and presence without overwhelming its neighbours. Internally, recessed ceilings and carefully aligned window heads being natural light into the student apartments and give the spaces a quality that goes beyond the minimum. This was not a stripped-back retrofit, it was a considered piece of urban design, and the structure had to support the ambition.
Oxford Road will bring retail back to street level and deliver 20 student apartments, but its real significance is what it demonstrates. A neglected corner of the city structurally reused rather than demolished, redesigned with enough care that it contributes to its surroundings rather than occupying them. This is what sustainable urban regeneration looks like in practice.
Retrofit projects ask more questions than new-build ones and we made sure to ask them early. Assessing the capacity of an existing concrete frame to take new loads, new floor levels and a reconfigured façade requires careful analysis and a willingness to challenge assumptions about what the structure can and cannot do. We worked closely with Define Architects, the client and the Local Planning Authority throughout, using iterative structural modelling to test options and keep the design moving. That close coordination between disciplines is what kept the scheme on programme.
